Where the record comes from
Public records only. Every figure in a Tractline record links back to the document it came from.
| Source | What we read |
|---|---|
| County recorders | Deeds, trust deeds, reconveyances, liens and releases. |
| Assessor and city rolls | Owner of record, assessed value, situs address, parcel number. |
| State transfer files | Published sale observations with month precision. |
| Secretary of State registries | Entity status, formation date, named officers. |
| Federal courts | Dockets and case captions where the entity is a party. |
| Sanctions lists | The OFAC list, screened by name. |
How records are joined
Purchases and resales are paired by recording number and parcel. Entities are linked through shared officers, addresses and deeds. A match on name alone is labelled as a name match and never counted as verified.
Known limits
- Some states don't disclose sale prices. There, performance can't be scored from recorded prices.
- Assessed value is a tax figure, not a sale price or a market value. Tractline never presents it as either.
- Some counties publish ownership only as a current snapshot. History there comes from recorder filings, where available.
- Where a county doesn't put records online, we request them under public-records law during a build. That takes time, and we schedule it with you.
